  1. One General Ad for 30 days to bring in potential tenants
  2. Handle all paperwork for the application process
    1. Rental application
    2. Credit and reference release form
    3. Credit check
    4. Lease agreement once the tenant is approved
  3. Collect monthly rent, pet deposit, and security deposit
    1. Deposit into a trust account.
    2. Once our fee is there will be a cheque written to the landlord for the remaining balance.
  4. Organize move in and out dates
    1. Optional: Walkthrough inspection for move in and move out (there is a fee charged each time for this service)
  5. Monthly hydro readings
    1. Before the tenant moves in we will take a beginning of tenancy hydrometer reading
  6. Field all calls from the tenant
  7. Send out notices as necessary (example: entering the rental property, any changes that will come into effect or information pertaining to the rental unit)  Coordinate any repairs or issues with contractors (Owners permission necessary)
    1. The tenant calls us and we will contact the owner if necessary
  8. Monthly statements will be provided to you
  9. Statements will also be provided to the tenant
  10. Landscaping: Three quotes will be provided by us. This does not include normal maintenance of the home (examples: lawn trimming, clearing or snow removal)
  11. Lawn trimming: If it needs to be completed by the Property Management Team there will be a monthly fee
  12. Snow Clearing: If it needs to be completed by the Property Management Company there will be a monthly fee
